RENTAL RULES AS OF January 1st, 2013


PROPERTY ADDRESS: 3569, Calmada Road, Pioneertown CA 92268.


This is a NON SMOKING property. Please smoke in the designated area (near the pool only). A $ 100 cleaning fee will be charge if cigarettes buts are found anywhere on the property. Please remove ALL your trash before leaving the premises, or a $100 fees will be applied. No drugs are allowed on the property, at any time.


Any violation of these rules will immediately terminate and cancel this contract without any refund AND with the immediate eviction of all the guests, without any exception.

PAYMENT – The full payment of the rental rate is required at reservation by check at: Calmada Private Resort and posted at our address: 3569 Calmada Road – POB 691 – Pioneertown CA 92268.
CANCELLATIONS and REFUND POLICY – A minimum of sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty days prior to the arrival date will incur no penalty. Less than sixty days, a 50% reductible is applied. In special conditions (illness, flight cancellation, major weather forecast), we didn’t offer any refund, but rebooking at another date. We generally issue any refund and security deposit between 4 and 6 weeks after a stay.
MAXIMUM OCCUPANCY – The maximum number of guests on the property for your event is limited to fourteen adults (14). A charge of $50 per person and per night will be applied over 14 people with a maximum of 15 people for insurance purposesMINIMUM STAY – This property requires a two (2) night minimum stay.  Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.

INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenities fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.   However, it is available at an additional rate for $20/hour upon prior request. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units outside.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance by the owner.

FIREPLACE – Renters need to provide their own firewood.

WATER AND SEPTIC – This house is on wells and septic systems.  The mineral content in the water is high.  The septic system is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than toilet paper.  No feminine products should be flushed at any time.  If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200) on the security deposit.

POOL and JACUZZI USE: is a free courtesy from us and is NOT included in any way in this rental agreement. A fee  for $100 is requested to use the hot tub and it is apply to the security deposit.

As we are located in a high elevation zone with sometimes sand storm, we can’t guarantee it. If this equipment is not available for any reason, there will be no refund. No animal allowed in the pool or a cleaning fee of $400 will be charged upon the security deposit. Please, don’t trash the hot tub with beer cans, cigarettes, pots, etc. or the same cleaning fee will be applied.
STORM & FIRE POLICY–No refunds will be given unless:

  • The state or local authorities order mandatory evacuations in a “Tropical Storm/Hurricane/Fire Warning area” and/or
  • A “mandatory evacuation order has been given for the Tropical Storm/Hurricane/Fire Warning” area of residence of a vacationing guest.
  • The day that the authorities order a mandatory evacuation order in a “Tropical Storm/Hurricane/Fire Warning,” area, we will refund:
    • Any unused portion of rent from a guest currently registered;
    • Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
    • Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.

Mountain & Desert roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheels drive and/or chains during the winter months. We do not refund if you can’t access the property due to road conditions without using a 4×4, but we’ll offer you to rebook the house at no cost at your earliest convenience within the next 180 days (6 months).

TRAVEL INSURANCE – We highly recommend all guests purchase liability insurance, as we are NOT responsible for any damage, loss or injury during your stay in our home. If you wish to purchase insurance, ask us about your insurance to provide you an extra coverage or call us for details and to purchase it (cost is $250 for 2 days, covering you up to $1 million)

We, the owners, are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

PETS – PETS are permitted in rental units only with prior approval. $35 per pet, per day, fee applies.  All pets must be leashed at all times.  Pet owners are responsible for cleaning up any/all pet refuse.  Pets are not allowed on furniture at any time.  Any evidence of pets on furniture or in the pool may incur extra cleaning fees up to $400 toward the security deposit.  All pets must be up-to-date on rabies vaccinations and all other vaccinations.  Heartworm prevention is highly recommended.  All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival.  Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets.  All items above are the sole responsibility of the pet owner. The property owners assume no responsibility for illness or injury that humans or pets may incur while on the premises.
